Research Report — GHL White-Label Economics + Contractor Agency Pricing Benchmarks

Prepared for: TJ / Patriot Project Group · As of: August 19, 2026 (Produced by a research subagent; every number sourced. Companion to AI-RECEPTIONIST-REPORT-2026-08-19.md and MASTER-PLAN-2026-08-19.md.)

Headline corrections to prior assumptions (read first)

Prior assumption Verified reality (Aug 2026)
White-label mobile app ≈ $99/mo $497/mo (or $1,491/quarter), agency-wide. The $99 figure is stale/wrong.
$500/mo bundle is priced normally A verified competitor (CAL Lead Management) charges $500/mo for the AI receptionist alone. The bundle gives away 5 services at a 1-service price.
$1,000 setup for website + GBP Cheapest published contractor template site anywhere in this research is $3,000–$5,000; the named agencies are at $12,000–$26,000.
GHL “AI Employee $97/mo unlimited” is the way Only above ~1,500 Voice AI minutes/month per location. Below that, pay-per-use costs ~$20/mo for 300 min.

TOPIC 1 — GoHighLevel White-Label, Practically

1.1 Current plans and what white-labeling actually includes

Source: https://www.gohighlevel.com/pricing (fetched Aug 19, 2026)

Plan Monthly Annual Sub-accounts White-label / rebilling
Starter $97 $970 3 No white-label
Unlimited $297 $2,970 Unlimited White-label desktop app + custom domain; Rebill Phone & Email (no markup); Basic API
Agency Pro $497 $4,970 Unlimited Everything above + SaaS Mode, automated sub-account creation, Rebill Phone & Email WITH markup, user/agent reporting, Advanced API
Enterprise Custom White Label Mobile App included, HIPAA included

Annual = 10 months (2 free). GHL’s own FAQ confirms: “you have the ability to white-label the desktop web app, meaning your clients see your logo and branding when they log in.” Month-to-month, no contract.

Specifics:

Setup mechanics (secondary, not official): point a CNAME (e.g. app.patriotprojectgroup.com) at GHL, SSL auto-provisions in ~15–30 min after DNS propagation, upload logo/colors in Agency Settings. Cited as 2–4 hours of work. Source: https://aigohighlevel.com/gohighlevel-white-label/ and https://netpartners.marketing/gohighlevel-white-label/not verified against GHL’s own docs.

⚠️ Trap: the “$49/mo Branded Client Portal App” is NOT the client app

The $49/mo per-sub-account “Branded Client Portal App” is described in GHL’s own docs as: “Clients with communities can buy their own branded mobile app to give their community members mobile access to the community.” That is a course/community app — not a white-labeled CRM app for a contractor. Don’t budget it as the “white-label client app.” (Source: HighLevel Pricing Guide, link above.)

Realistic paths for a “client app”:

  1. $0 — clients use the standard LeadConnector mobile app, logging into your white-labeled desktop domain. Cheapest, and what most sub-10-client agencies do.
  2. $497/mo — true branded app in the App Store / Play Store. At 10 clients that’s $49.70/client. At 3 clients it’s $165.67/client — do not buy this early.

1.2 LC Phone / LC Email usage costs and rebilling mechanics

Source: https://help.gohighlevel.com/support/solutions/articles/48001223556-phone-system-pricing-billing-guide (modified Jul 20, 2026)

LC Email $0.675 per 1,000 emails

Carrier surcharges (on top, passed through): AT&T $0.0035 out, T-Mobile $0.0045 out, Verizon $0.0045 out, others $0.0040 out — roughly $0.004/segment blended.

Rebilling mechanics (important):

1.3 GHL Voice AI / AI Employee — current pricing (changed in 2026)

Source: https://help.gohighlevel.com/support/solutions/articles/155000006652-ai-product-pricing (modified Jul 31, 2026)

Three billing modes:

Pay-Per-Use AI Employee Growth AI Employee Unlimited
Price $0 base, token cost $50/mo per location $97/mo per location
Conversation AI token cost 1,000 responses/mo Unlimited
Voice AI (in/out/widget) Voice + token cost 100 min/mo Unlimited
Reviews AI $0.01/review Unlimited Unlimited
Content AI $0.063/img, $0.0945/1k words Unlimited Unlimited
Ask AI / AI Studio token cost included 3× included
Agent Studio token cost token cost token cost

Pay-per-use Voice AI is a 3-component formula (new — pre-May-20-2026 was bundled):

Total = minutes × (Voice Engine + TTS) + LLM tokens + Phone System charges

🔑 The break-even math nobody tells you

At OpenAI TTS + a cheap LLM, all-in Voice AI ≈ $0.065/min. So:

$97 ÷ $0.065 ≈ ~1,490 Voice AI minutes/month. Below that, pay-per-use wins.

A contractor doing 150 calls/month at 2 min avg = 300 minutes = ~$20/mo pay-per-use vs $97 flat. And AI Employee Growth ($50) is worse than pay-per-use at 300 min, since it only includes 100 minutes. Start every client on pay-per-use; flip to Unlimited only when a location crosses ~1,500 min/mo.

Voice AI capabilities for inbound receptionist use

Source: https://help.gohighlevel.com/support/solutions/articles/155000003911-overview-of-voice-ai-agents (modified Jul 30, 2026)

Confirmed: answers inbound calls, natural conversation, knowledge-base grounding (hours, services, pricing, FAQs, policies), working-hours/holiday schedules, multi-language, call transfer to human on conditions, during-call actions (contact updates, routing, real-time workflow triggers) and post-call actions (SMS/email follow-up, create opportunity, assign task, trigger workflow), voice cloning, prompt optimizer, dashboard/logs, public APIs.

Requires LC Phone or Twilio numbers.

⚠️ Internal contradiction in GHL’s own doc — verify before promising booking. The capabilities section says Voice AI “can connect with calendars and schedule appointments directly during conversations.” The FAQ on the same page says direct appointment scheduling “requires integration with your calendar system through workflows.” Test end-to-end on a real GHL calendar before a sales call.

Quality reputation — ⚠️ NOT VERIFIED

Primary r/GoHighLevel threads / YouTube sentiment could not be surfaced through search — results were almost entirely vendor-authored comparison content selling alternatives to native GHL Voice AI (structurally biased). Recurring (unverified) claims: sub-600ms latency after 2026 updates; “GoHighLevel’s native Voice AI works — but not well enough for agencies that need to compete on call quality.” Sources: https://www.gohighlevel.ai/blog/gohighlevel-voice-ai-2026, https://www.leadlock.ai/blog/best-ai-voice-agent-for-gohighlevel-2026-every-option-ranked/. Treat as marketing. Run the 20-call test in the receptionist report before building a brand around it.

1.4 Per-client COGS stack and margin tables

Assumptions: 1 local number · 300 inbound AI-answered minutes/mo (~150 calls × 2 min) · 1,500 SMS segments/mo in+out · 3,000 emails/mo · website on Cloudflare · 10 clients so agency fixed costs divide by 10.

At $500/mo retail

Line item Lean build ($297 plan, pay-per-use AI) Loaded build ($497 plan + $497 WL mobile app + AI Unlimited)
GHL agency plan ÷ 10 $29.70 $49.70
White-label mobile app ÷ 10 $0.00 $49.70
Voice AI ~$20.00 (300 min PPU + tokens) $97.00
LC local number $1.15 $1.15
Voice telephony (300 min inbound, forwarded) $6.00 $6.00
SMS 1,500 seg + carrier fees (+5%) $17.51 $17.51
A2P monthly campaign (standard, +5%) $10.50 $10.50
LC Email 3,000 sends $2.03 $2.03
Cloudflare hosting (free tier) $0.00 $0.00
Domain, amortized (est., unverified) $1.00 $1.00
Total COGS ~$88 ~$235
Gross margin @ $500 $412 (82%) $265 (53%)

At $1,000/mo retail (recruiting tier)

COGS barely moves — add a second number ($1.15) and ~500 more SMS segments (~$6) for applicant flow: ~$95 lean / ~$242 loaded.

Lean Loaded
Gross margin @ $1,000 $905 (91%) $758 (76%)

Early-stage reality check (3 clients)

Fixed $297 ÷ 3 = $99/client → lean COGS ~$157/client, GM $343 (69%). Add the $497 white-label mobile app at 3 clients (+$165.67/client) → COGS ~$323, GM $177 (35%). Confirms: don’t buy the mobile app before ~10 clients.

At the 10-client goal

10 × $500 = $5,000 MRR, total lean COGS ~$880/mo → ~$4,120/mo gross profit before labor. Optional resell adds: Online Listings $30, Search Atlas SEO $79, WordPress hosting $10, per sub-account.

Cloudflare hosting = $0 verified. Workers Free plan: 100,000 requests/day; requests to static assets are free and unlimited. Workers Paid is $5/mo minimum only if needed. Source: https://developers.cloudflare.com/workers/platform/pricing/

1.5 Setup effort and gotchas

A2P 10DLC — budget it into week 1 of onboarding

Source: https://help.gohighlevel.com/support/solutions/articles/155000005200-a2p-10dlc-messaging-fees-registration-monthly-and-carrier-costs

Brand type One-time (brand + campaign + $3 Fast Track) Limits
Sole Proprietor $24.50 1 number, 3,000 seg/day
Low Volume Standard $24.50 multi-number, 6,000 seg/day
High Volume Standard $71.91 multi-number, 600,000 seg/day

Monthly campaign fees: Sole Prop $2.00 · Standard use cases $10.00 · Low Volume Mixed $1.50 · Charity $3.00. Additional campaigns under the same brand: $15.00 vetting fee each. As of Feb 1, 2026, resubmissions of rejected campaigns are free (the old $15 resubmission fee is gone).

⚠️ Two official GHL articles disagree on A2P numbers (LC Phone guide: $23.475 one-time / $10.50 monthly; A2P article: $24.49875 / $10.00 — the delta is the 5% location markup shown pre- vs post-application; same for SMS $0.00747 vs $0.0079). Verify in-app before quoting a client.

Other gotchas

1.6 Do agencies productize a “Pam-style” branded AI receptionist? Yes — verified examples

1. Efficiency Boss → hirepam.ai (Cleveland, OH · [phone redacted]) Named persona “Pam,” live demo phone line on the hero CTA (“Talk With Pam Now”), industry sub-pages (plumbing, sewer & drain, paving, remodeling, HVAC, home builder, pool builder), claims ServiceTitan/Jobber/HCP integration. Client login points to app.efficiencyboss.com (white-labeled GHL). No public pricing — “We’ll discuss pricing on our call based on your specific needs.” Note their FAQ: “certain products are done on a 6 month contract.” Sources: https://hirepam.ai/ · https://efficiencyboss.com/

2. CAL Lead Management (Dresher, PA · [phone redacted]) — closest comparable, publishes price AI voice + text receptionist for hardscaping/roofing/HVAC/plumbing/electrical/remodeling. Runs on GHL (LeadConnector form embed on their booking widget). Published pricing: $750 first month, $500/month after. Includes unlimited AI conversations, 24/7 call + text, custom qualification rules, calendar integration, CRM updates, human handoff. 3-day free trial. $300/mo referral credit for 3 months to both parties. Source: https://calleadmanagement.com/

3. Mystique AI — multi-tenant white-label AI text receptionist platform built explicitly for “agencies, consultants, and resellers,” each business gets its own number, custom persona, pricing rules and qualification logic. Source: https://mystique-ai.com/ ⚠️ description from search result, page not directly fetched.

White-label voice platforms courting GHL agencies (⚠️ all from a single vendor comparison post — unverified): Trillet $299/mo agency · Stammer AI $197/mo · Convocore $220/mo · Thinkrr $499/mo (GHL-focused) · Synthflow $0.08+/min with a $2,000/mo white-label add-on. Same source claims agencies earn $150–$300/mo per client on resold AI receptionist. Source: https://www.ringlyn.com/blog/white-label-voice-ai-marketing-agencies/

Verdict: the Pam play is well-established. Build a branded receptionist page with a live demo line. It is the single highest-conversion asset in this category — a prospect who calls the demo number sells themselves.

TOPIC 2 — Market Pricing Benchmarks (US contractor / home services, 2026)

2.1 Published pricing from named contractor agencies

Hook Agency (Minneapolis, MN) — published pricing page ✅ verified

Source: https://hookagency.com/pricing/

Service Price
Local SEO (incl. GBP) $2,800/mo starting, SEO only
AEO (AI search) $4,000/mo · $2,000/mo when added to SEO
Pay-Per-Click $2,000/mo starting, scales with ad spend
Meta Ads $3,000/mo starting
Standard Website (templated) $1,000/mo × 12 = $12,000 total
Custom Website $2,000/mo × 12 = $24,000 total
Complex websites “up to 50k”

Hook’s sales filter reportedly includes an “Under $1M – Not a Fit at This Time” option and targets $3M+ contractors (⚠️ secondary: https://rebolthq.com/alternatives/hook-agency-alternatives).

Contractor Growth Network (Charlotte, NC) — published pricing page ✅ verified

Source: https://www.contractorgrowthnetwork.com/pricing/

Service Price
Discovery & Strategy (3 weeks) FREE
Website $15,000 base · ~$26,000 average
SEO — Small Market (30k–100k pop) $3,150/mo (16 content pieces/yr)
SEO — Mid Market (100k–700k pop) $4,900/mo (34 pieces/yr)
SEO — Large Market (700k+ pop) $6,400/mo (64 pieces/yr)

Structure: 12-month commitment, then month-to-month. Website build spread over first 6 months, then payments drop to SEO only. Bundle discount: $5,000 / $7,500 / $10,000 off the website depending on SEO tier. Client benchmark cited: “3–7% of revenue on marketing,” min $60K/yr for a $2M company.

Hook Agency’s own market survey ✅ verified (published Jul 2026)

Source: https://hookagency.com/blog/digital-marketing-costs-for-home-service-businesses-in-2026/

Growth budget $8,000–$15,000/mo
SEO $1,000–$3,500/mo
Google Ads management fee $500–$2,500/mo (+ $1,000–$5,000 ad spend)
Website — basic template builds “start around $3,000 to $5,000”
Social media management $500–$2,000/mo
Tools/software clients forget to budget $200–$600/mo
Marketing as % of revenue 5–15% (Gartner cross-industry avg: 7.7%)

Cost per lead (non-branded Google Ads): HVAC $149–200 · Plumbing $167–250 · Electrical $163–220 · Roofing $124–300. LSA: HVAC $60–120 · Plumbing $70–130 · Electrical $50–100 · Roofing $80–160.

Hook’s own warning — useful ammunition: “An agency charging $400 a month for SEO is either doing almost nothing or running a model that serves dozens of clients with the same templated work.”

99 Calls — pay-per-lead alternative ✅ verified

Source: https://99calls.com/Plumbing-Leads.htm $29.90 per exclusive plumbing lead after intro special. No contract. Guarantees leads or you don’t pay. Includes an SEO’d website, listings creation/management, Facebook page management, reputation management, monthly reporting. Average client: ~68 leads year 1, ~206 year 2; top clients 100+/300+. ⚠️ A search-result title showed “$54.99” for the same page and secondary sources cite “$99/mo website + hosting” — live page says $29/$29.90. Discrepancy flagged.

Blue Corona / Scorpion — ⚠️ NOT VERIFIED

Neither publishes pricing. Secondary sources put both in the $2,000–$10,000+/mo band, with a claim that Blue Corona “publishes starting points of $3,000” for home services. Source: https://www.builtwithdias.com/compare/custom-website-vs-marketing-agenciesdirectional only.

2.3 Common packaging structures observed

  1. Website amortized into a 12-month term — Hook ($1,000/mo × 12 or $2,000/mo × 12); CGN (build spread over first 6 months, then payments drop to SEO only). The single most copyable structure — kills the price objection on a $12K website and front-loads cash.
  2. Bundle discount on the one-time, not the recurring — CGN discounts the website $5K/$7.5K/$10K based on SEO tier. Protects the retainer.
  3. 12-month commitment then month-to-month — CGN’s SEO. Justified as “results land month 9–12.”
  4. Free multi-week discovery as the sales mechanism — CGN’s 3-week free Discovery produces an ICA doc, USP, and custom SEO audit. A paid-quality deliverable given away to create obligation.
  5. Pay-per-lead with exclusivity + guarantee — 99 Calls: $29.90/exclusive lead, no contract, “leads or you don’t pay a dime.”
  6. Market-size tiering instead of feature tiering — CGN prices by population, explicitly: “It’s about market size and competition, not what you can afford.” Very strong framing.
  7. Referral credits both ways — CAL: $300/mo credit for 3 months to both parties.
  8. Annual = 2 months free — Rosie, GHL itself, Hook Cert program.

2.4 Sanity check on the current numbers — verdict and recommendation

Is $1,000 setup + $500/mo underpriced?

Yes. Materially — and the setup fee is the bigger problem.

Current offer Nearest verified market price
$1,000 setup (website + GBP rebuild) Hook basic template floor $3,000–$5,000; Hook standard site $12,000; CGN base $15,000
$500/mo (SEO content + GBP + receptionist + app + reviews) CAL charges $500/mo for the receptionist alone; Rosie charges $299/mo for receptionist alone at 2,000 min
$500/mo local SEO component Hook Local SEO floor $2,800/mo; CGN small-market floor $3,150/mo; category median $1,600/mo
$1,000/mo top tier Home-services agency band starts at $2,500/mo (Hook’s own survey)

The bundle prices five deliverables below the standalone price of the single cheapest component in the bundle, and below the “$400/mo SEO is doing nothing” line the leading agency in the niche uses to disqualify competitors. That’s a positioning problem as much as a math problem: the price actively signals low quality to the exact buyer being targeted.

Margins are fine (82% lean) — but 82% of a too-small number. At 10 clients: ~$4,120/mo gross before labor. A $1,000 setup against 15–25 hours of real build work prices build time at $40–$67/hr. That’s the leak.

Recommendation: RESTRUCTURE, don’t just raise

1. Setup → $2,500 (Foundation), renamed. Still below the cheapest published contractor template site. Frame as “Foundation Build: website + GBP rebuild + A2P registration + AI receptionist training + review automation.” If $2,500 stalls deals in SE Michigan: $1,000 deposit + $250/mo × 6 baked into the first 6 months (CGN’s move). Same total, no sticker shock, better cash flow.

2. Core monthly → $797/mo (from $500). Below every published contractor-agency floor found. Defensible line: “Hook charges $2,800/mo for local SEO alone and won’t take you under $1M. CGN starts at $3,150. We do local SEO, the site, your Google profile, a 24/7 AI receptionist, your client app, and review automation for $797 — because we run it on automation, not a 30-person team.” That story only works if the price is credible. $500 isn’t.

3. Recruiting tier → $1,497/mo (from $1,000). Recruiting has a hard dollar value a contractor can compute: a hired tech is $150–250K/yr of capacity. $797 → $1,497 reads as a real category jump.

4. Add explicit usage caps + pass-through. “Up to 500 AI receptionist minutes and 2,000 SMS segments/month; overage at $0.15/min and $0.03/segment.” Protects against the client whose phone rings 800×/month, and on Agency Pro ($497) it becomes a second margin line (true cost ~$0.065/min and ~$0.011/segment → ~2–3× markup, standard).

5. Annual prepay: pay 10, get 12. Mirrors GHL and Rosie. On a month-to-month offer this is the only churn brake and it funds A2P + build costs day one.

6. Charge for exclusivity — don’t give it away. “One contractor per trade per territory” is the strongest differentiator vs Hook/CGN/Scorpion, who will happily sign the guy across town. Make it a named, priced feature: territory exclusivity included at the $1,497 tier or with annual prepay.

7. Sequence GHL spend.

8. Build the branded receptionist page with a live demo line. Validated by Efficiency Boss (hirepam.ai) and CAL. Name her, real number in the hero CTA, trade-specific sub-pages. Simultaneously the best sales asset and best SEO asset.

  3. Two official GHL articles disagree on SMS/A2P rates (pre- vs post-5% markup). Verify in-app.
  4. GHL’s own Voice AI doc contradicts itself on direct calendar booking vs workflow-based. Test before promising.
